Capel Colman Cottages - Terms and Conditions

Booking:
For bookings made 8 weeks or more before the booking date a deposit of 30% is required.

For bookings made less than 8 weeks before the booking date the full rent must be paid at the time of booking. Once the booking form is received and accepted by the proprietors, the payment of the balance is due 8 weeks before the start of the tenancy otherwise it will be treated as a cancellation. Payments may be made by electronic bank transfer. One email reminder will be sent 8 weeks prior to the start of your stay.

Cancellation:
In the event of a cancellation you will still be liable to pay the total amount due. However if we manage to re let the accommodation 70 % of the total price will be returned to you. Please take out cancellation insurance to cover this eventuality.
The proprietors reserve the right to refuse any booking or cancel any bookings already made subject to refunding any sums you have paid without further liability on your behalf. The proprietors reserve the right to terminate your stay if you or any member of your party are believed to be causing a nuisance to the other guests or are not treating the property with due respect.
The proprietors shall not be liable to you or any other member of your party, for any loss or damage to you or your property however caused.

Dogs:
All dogs must be wormed, treated for fleas and have all their vaccinations up to date before arriving at Capel Colman Cottages. Only the agreed number of dogs, at booking, are allowed.
Dogs must not be left unattended in the cottages or allowed on soft furnishings.
Any damage or loss incurred to other parties due to dogs is not the responsibility of Capel Colman Cottages. Dogs are welcome with responsible owners who respect the furniture and the peace of mind of all other guests. Any accident or injury caused by dogs shall be entirely at the liability of the party who brought the animal to the property.

Cottages:
The cottage must be left in a clean and tidy condition. Any articles which are damaged, broken or lost must be paid for. There must be no more members in your party than the cottage is designed to accommodate and only those listed on the booking form may occupy the cottage. A cot may only be used for a child aged 24 months or less.
The proprietors reserve the right to enter the property during your stay.

Arrival and Departure Times:
You are required to vacate the property by 10am on the date of departure, and arrive not prior to 4pm on the day of arrival. This gives the proprietors time to properly prepare for the incoming tenant.
If for any reason beyond the proprietors’ control the property is unavailable on the date booked (e.g. fire or flood damage) all rent and charges paid in advance will be refunded in full, but the applicants shall have no further claim against the proprietors.

No Smoking:
No smoking is allowed in the cottages or facilities.

Tenancy Rights:
The proprietors reserve the right to cancel any booking or terminate the tenancy without prejudice to the other rights and remedies of the proprietors, if it is subsequently found that any of these terms and conditions have not been observed.
The proprietors reserve the right to change (e.g. through refurbishment) details as previously advertised.
Overseas guests may pay by international electronic transfer. Any charges from overseas payment will be passed on to the guest.
The tenancy confers upon the Tenants the right to occupy for a holiday within the meaning of Schedule 1, Paragraph 9 of The Housing Act 1988.
The person who completes the booking form certifies that:
a) he or she is authorised to agree the booking conditions on behalf of all persons included on the form, and those substituted or added later.
b) The signatory is over 18 years of age and a member of the party intending to occupy the property
c) agrees to take responsibility for the party occupying the property. The validity, construction and performance of this agreement shall be governed by English Law. If any term or provision in these booking conditions shall in whole or in part be held to any extent to be unenforceable under any enactment or rule of law that term or provision or part shall to that extent be deemed not to form part of this agreement and the enforceability of the remainder of this agreement shall not be affected.

Additional details for guests bringing horses:
Paddocks are divided into individual ‘pens’ with electric fencing so all horses have their own turnout space, the field perimeter is fenced with stock proof wire fencing.  The 4 stables are adjacent to the field and all internally partitioned. Guests use stables and turnout on a DIY basis.  Bedding is straw.
Haylage (cut from our own fields and used for our horses) included.
Straw bedding provided.
Separate guests’ lockable tack room.
Parking for lorries and trailers
Please note that all horses always remain the responsibility of their owners. Liability is not assumed in any way whatsoever by Capel Colman Cottages. We are unable to take responsibility for your saddlery, equipment, vehicles and/or trailers and their contents and we need to make you aware that parking is at your own risk. You are required to have public liability insurance and Horses must be vaccinated and wormed.
